Our client is a real estate development company that was established in 2006. They develop exclusive (residential) real estates. The company is currently looking for a Construction Manager.

The main focus of the Construction Manager (“CM”) will be to supervise the construction of Mandharini, a large resort in Kilifi Kenya. Mandharini will be built by a Contractor. The CM will oversee the construction process and will be our eyes and ears on the site.

The CM responsibilities will span a broad spectrum covering all aspects that involve the construction of Mandharini. The CM will be based in Kilifi and will report to the Directors. The CM job is a high pressure job as the CM is accountable for completion of projects in specified time without crossing the budgetary limits.

Role Responsibilities

The Construction manager will be responsible for:
  • Overseeing the construction project from start to finish in all its aspects
  • Ensuring that construction activities are completed according to schedule
  • Quality management
  • Cost management
  • Contract administration
  • Serving as the key link between HP and the contractor
  • Coordinating the efforts of HP, the contractor and the project advisors

  • Minimum of 5 years of experience in large scale construction projects
  • Knowledge of legal issues regarding the construction contract
  • Experience in the cost management (Quantity Surveying) aspects of a construction project
  • Excellent skills in MS Word, Excel and extensive experience in reading construction drawings and Bills of Quantity.

  • The person will be responsible for training the contractor on NJH documentation
  • The person will meet the first delivery and train the contractor on how to read and verify product
  • The person will meet all other deliveries to verify the condition of product at time of arrival and ensure the contractor is recording what has been delivered
  • The person will verify month end percentage complete for all projects under his/her direction on a weekly basis for confirmation of schedule of values (contractor invoicing)
  • The person will be willing and able to travel extensively
  • On an assigned schedule, visit and assess each project site and report the results of the site visit to the Project Manager
  • Verify that the contractor has the proper tools and supplies and manpower also monitor quality of installation

Knowledge, Skill and Abilities

Required: 
  • The person will have 3 - 5 years of construction experience in a supervisory role (Site Superintendent)
  • The person should have minimum diploma in mechanical, electrical or architectural
  • The person will have AutoCAD/Arch CAD experience
  • Understanding of all rules, regulations, policies and procedures that apply to General Construction
  • Have an understanding of all regulations that apply to General Construction
Skills:

Role Overview:

Our client is seeking a strong Program Manager to help the construction team manage the scheduling and resource allocation of its construction projects. The individual must be very comfortable using project management tools and must have managed projects with complex resource allocations. Relevant experience in the field of construction will be an added advantage.

Specific Tasks and Responsibilities
  • The individual will be managing anywhere from 10-30 construction projects simultaneously. These projects are not complex, but the deadlines are tight (less than 6 weeks) and the resources are limited. As a result it will be very important to know exactly how every resource is prioritized and allocated for every hour of every day.
  • Working in informal settlements can be very challenging and often requires many last minute changes to the priorities and schedules. The individual will need to be comfortable making last minute adjustments and redeploying resources to meet the priorities of the company.
  • Besides ensuring that resources are moving tasks forward in the correct places, the Programme Manager will need to ensure that we have timely payments to suppliers, fundis, and labourers. This means ensuring the work is done and scheduling the payments in time, so that the Finance team has time to process the payment and Site Manager has time to pay his team before they break for the day.
